Core Spaces, The HUB

The HUB is a new Downtown Berkeley sustainable mixed-use student-oriented housing community with ground-floor retail and restaurants, proposed by Core Spaces. The HUB is a 17-story mixed use project, with 283 dwelling units and over 10,000 sq. ft. of retail and restaurant uses. Located at Oxford and Center Streets, the project site is in an important location that links Downtown Berkeley and the BART Station with the UC Berkeley campus.

The new building required an ALTA survey and topographic mapping. Guida prepared the map according to the current Minimum Standard Detail Requirements (MSDR) for ALTA/NSPS Land Title Surveys. Guida prepared and filed a Record of Survey Map with the Alameda County Surveyor to be in compliance with the Professional Land Surveyors Act of the State of California. The team established local survey control referenced to the City of Berkeley horizontal and vertical datums and analyzed legal description to determine controlling elements of written title. Additionally, Guida performed boundary establishment field survey to search for and measure to existing monuments and other evidence of boundary location.  Guida provided field survey of improvements within 5 feet of property lines and surface utility features to meet MSDR and Table A requirements and analyzed record and field evidence to determine location of boundary lines before analyzing and plotting exception items in Preliminary Title Report.

Additionally, the team prepared ALTA/NSPS Land Title survey map in AutoCAD drawing file format. The field crew performed field survey of improvements such as building faces, sidewalks, curb & gutter, walls, fences, etc.; visible surface utility features, such as manholes, valves, poles, vaults, etc. as well as topographic features. Sewer and storm drain manholes and inlets were opened to measure depth and identify sizes and directions. Durable monuments at four corners of established boundary were set, sufficient to enable retracement of the survey as required by the Professional Land Surveyors Act.
